We welcome guests who appreciate such beauty, and give it and us our due respect. If you work hard for your "stuff" and take care of it, if you buy and like quality, if you can appreciate another man's craftsmanship, then this may be your kind of place.

This is a place for mature adults who desire a touch of elegance in the woods, and want to relax, chill & grill, gather on the decks, maybe read a book or catch game on HDTV, watch a sunrsie on the front porch (fantastic!) It is not the kind of place to get wild, crazy, loud, and rowdy. Stupid is as stupid does, and we dont need it. That goes for drunk-stupid.

Hills 'n Holler is truly a personal Vacation Rental By Owner. This is not the Holiday Inn nor the Marriott. There are not enough dollars generated in personal vacation rentals to pay for disrespectful guests or guests with an "I'm paying for this so I can do what want" attitude.

Our own pleasure and our whole appeal to guests is based on HnH being unique, gorgeous, and "like new". Obviously we want to keep it that way, and we expect guests to leave everything as they found it (except for general cleaning and laundry, of course)...and be responsible for damages.

Our minimum age is higher than most - 30 years old. No absentee renters.

We are very selective and restrictive about pets in our cabin. Some pet owners are very strict about their pets, while others are more "relaxed". Thats simply a matter of choice and style. As a matter of damage control, we only welcome the "strict" pet owners and their well-behaved dogs.

Other holidays and Fall Season - Sept. 1st thru Jan 1st - $10/day premium on days not listed above
State & county taxes of 12 percent are in addition to the rates posted (including cleaning)
Payment and Reservations Reservations more than 30 days prior to arrival are accepted with a 30% deposit of all fees and taxes. For Christmas and Thanksiving, full payment is required at 60 days, otherwise full payment is required at 30 days or less. Deposits and reservations may be secured by an electronic check online or sent by mail. No reservation is secure until the deposit is fully funded, meaning your check has cleared the bank. A money order or cashiers check will hasten the reservation process if sent by mail with your signed contract.
Deposits  
$250 Security deposit for up to six (6) guests
$100 Pet deposit per dog, two dog maximum. Only dogs are allowed, and only on a case by case basis.
Your pet must be registered with us. Unregistered pets will cause immediate termination of your reservation.
Firewood We provide firewood during the winter for a nominal charge, depending on usage.
  • Minimum age for the rental agreement Leasee and credit cardholder is 30 years. They also must be one of the overnight guests and accept responsibility for all damages caused by any guest or pet, including loss of income.
  • A maximum of 12 guests at any given time is allowed, with a maximum of 6 overnight guests.
  • Overnight occupancy is limited to registered guests only. Absolutely no unregistered overnight guests are allowed. Occupancy by more than the stated number of guests will result in the termination of the rental, immediate eviction, and the forfeiture of all rental fees, and security deposits.  
  • It is your responsibility to provide notice if you add or drop guests so we may adjust charges accordingly.. 

Deposits/Payments/Cancellations

  • Advance reservations require a deposit equal to 30% of all fees and taxes.
  • Full rental payment including taxes and fees must be made 30 days prior to arrival.
  • For Christmas and Thanksgiving, full rental payment including taxes and fees must be made 60 days prior to arrival.
  • No refunds will be made for early departures, delayed arrivals or no-shows.
  • No refunds or schedule changes will be made due to inclement weather.
  • IT IS THE DUTY OF THE LESSEE TO MAKE SURE CANCELLATION IS FULLY COMMUNICATED TO AND ACKNOWLEDGED BY THE LESSOR

Standard Cancellation Refund Policy

  • Cancellation of Reservation more than 45 days prior to arrival is fully refundable.
  • Cancellation 45 days to 31 days prior to arrival will forfeit $150 of the deposit.
  • Cancellation 30 days to 16 days prior to arrival will forfeit 50% of the full Rental, less cleaning fee.
  • Cancellation 15 days or less prior to arrival will forfeit full amount of Rental, less cleaning fee.

Christmas and Thanksgiving Refund Policy

Most folks plan far ahead for these two holidays. Cancellations may mean we lose this needed revenue.

  • Cancellation of Reservation more than 60 days prior to arrival is fully refundable.
  • Cancellation 60 days to 31 days prior to arrival will forfeit 50% of the full Rental, less cleaning fee.
  • Cancellation 30 days or less prior to arrival will forfeit full amount of Rental, less cleaning fee.

Arrival and Departure Times

  • Check in Time is 4:00 p.m.
  • Check out Time is 11: a.m.

Cleaning and Care of your Rental

  • Your payment includes a cleaning fee for the usual wear & tear. If your rental requires cleaning that exceeds customary time and labor you will be charged accordingly.

Keys and Instructions

  • All maps, directions and rental instructions will be sent to you when you make a reservation.
  • Please make sure you bring these with you when you come to Wagon Wheel Ridge.

Linens and other provisions

The following items are included with your reservation:

  • Bed linens for all beds. Towels consisting of bath towels, hand towels, face cloths, kitchen towels
  • An initial supply of paper products including facial tissue, toilet tissue and paper towels
  • Liquid hand soap and dishwashing soap for the kitchen

Pets

  • Pets are only allowed on a case by case basis and must be registered with us. No unregistered pets allowed.
  • You must convince us that you will take full responsibility for any damage caused by pets, including loss of income.
  • We have a $3000 wood front door that could easily be yours, with just a few scratches - for $3000.
  • We have solid wood floors. Pets must have nails freshly clipped.
  • Pets must be fully house trained, well behaved, and healthy. No pets with chewing, clawing, shredding or digging issues.
  • Pets must be freshly washed and on Frontline or Advantage flea treatment.
  • If you bring a pet into Wagon Wheel Ridge without written permission from management you will be subject to immediate eviction, charged a $400 deep cleaning fee and forfeit all rental fees and taxes, and be responsible for any pet-caused damages and loss of income.

Smoking

  • Wagon Wheel Ridge is a NON-SMOKING vacation rental home.
  • You are welcome to smoke outside provided you dispose of all cigarette butts and cigars, etc. properly.
  • DO NOT FLICK OR TOSS YOUR ASHES OR BUTTS INTO THE WOODS OR ONTO THE DECK OR PORCH. THIS IS A FIRE HAZARD.
  • If you smoke inside Wagon Wheel Ridge you will be subject to immediate eviction, charged a $400 deep cleaning fee and forfeit all rental fees and taxes, and be responsible for any damages and loss of income.

Telephone and Internet

  • Telephone services are available in all units.
  • Local calls are free. Long distance calls are blocked.
  • The use of cellular phones is available depending on conditions and your cell service provider..
  • We recommend you use your cell phone or calling cards for long distance calls.
  • Wireless Internet access is provided. There is also one wired LAN connection.

Arrival and Departure Times
